
Woodlands Commercial selects under-performing retail or multi-family commercial investments. On each purchase, we partner with selected investors to purchase the properties.
Investors achieve a preferred return (usually 8% depending on the investment) and the remaining return (if any) is split on a 50/50 basis between the investors and Woodlands Commercial.
If preferred returns are not achieved in year 1, they are accumulated and paid out in the next year or a subsequent year or on a refinance or sale of the property.
